Advantages of Facade Renovation or Restoration

COST

“Re-imaging” existing surfaces typically costs 7 to 15x less than new glass and substrates

TITLE 24 COMPLIANCE

California’s 2016 energy standards require heat rejecting performance with any window updates

MULLIONS

Restore the bars between your building’s windows (“mullions”) to like-new with no downtime for your occupants

SPANDREL GLASS REPAIR

Cost-effective solutions that cover failing exterior glass between floors (“spandrel”)

Increasing NOI

A commercial building’s value is derived from its NOI (Net Operating Income), or how much lease money it generates per year, minus expenses (divided by the cap rate). Once an office building ages beyond 20-30 years, it can look worn out, dated and unattractive to prospective tenants, so occupancy can fall, and rents may stagnate.

Changing the appearance with new glass (re-glazing) or re-cladding, or even an exoskeleton can cost millions. How are you ever going to pay for that? Unless you are sitting on a solid gold location, you probably can’t.

That is where we come in. Campbell has developed a facade resurfacing system to change the existing spandrel glass, view glass, and even the metal window frames (mullions). All of this can be done for a fraction of the cost of the other options mentioned above – in fact we are often 7 to 15 times less!

Your newly revitalized building facade will attract more attention which can drive more traffic, increasing occupancy, and enabling higher lease rates. Combine that with lowered energy cost, and you have an engine for higher profits.

It all starts with a conversation, so call 800-580-9997, or click the contact button above and lets discuss how to drive your NOI through the roof.

What is building re-imaging?

Building façade re-imaging is our process of re-surfacing your existing exterior substrates. We can dramatically improve the aesthetics of a building by simply re-surfacing the aluminum mullions, columns, spandrel glass or metal panels, and even the view glass. This is an opportunity to completely redesign and renovate your commercial building facade with materials that emulate woods, metals, stone, and even leather. A typical project entails the use of 3M DINOC™, exterior colors window films, and theme park grade paints. The possibilities are limitless.

Can this process be applied to interior surfaces?

Yes. We resurface doors, elevators, wall and ceiling panels, and even interior conference room and office glass. We use multiple product types from clear printable window film, to 3M DINOC™, and a myriad of printable wall coverings for murals and custom wall paper.

How would we get started with a building re-imaging project?

The process starts with an initial needs assessment. This involves an onsite or phone consultation and a survey to determine the current façade materials.

How is the design developed?

You can utilize our in-house designers or we will be delighted to work with your architect.

How long does the process take?

The process varies between properties due to widely varying architecture and façade materials used in the original construction. One recent project entailed re-imaging two 15 story office towers. The project was completed in 5 weeks from the commencement date.

Is the process intrusive?

No, not at all, especially when compared to reglazing or re-cladding which are both major construction. Façade resurfacing does not require demolition and no holes are opened up on the building envelope. Disruption to tenants and daily business are negligible. For interior scopes, we generally do the work at night and on weekends, so when tenants come to work in the morning there is no sign of anything being done, except for dramatically improved aesthetics!

How green are these options?

Re-surfacing of your existing technology is the epitome of green! This is a very LEED friendly process, too. This process prevents the need to put existing materials in a landfill.

What is the typical cost?

Resurfacing is typically 7-15 times less than replacing substrates and glass.

What sets your team apart?

From guidance and support at the design level, to thorough documentation of the site survey and consideration of the priorities articulated by the client, we put together a detailed plan of action that allows all parties involved to know exactly where we will be on the building.

How do you ensure you stay on schedule?

We have an amazing talented team that continues to improve efficiencies at all levels of the process. We implement installations consistently on schedule or ahead of schedule. Our mission on each job is to ensure our products are installed correctly and to the highest standards and do all this with absolute minimum disturbance to building tenants, property management and engineering. We want to make the execution of this project easy for you.
